For insurance brokers: the records behind the application's questions

A home insurance application asks about the place as much as the house. One OfferDue report reads the public records for the address, names the source and date of every line, and arrives within 24 hours, before the closing date.

Last updated October 28, 2026. Insurance brokers are licensed by the Registered Insurance Brokers of Ontario; OfferDue sells public-record information and is not a broker or an insurer.

Insurance records page: the records behind the application

One page for one address: the flood plain, floods seen by satellite, basement flooding and sewer records, the conservation authority area, creeks nearby, the nearest hydrant and fire station, wildfire and earthquake records, pipelines and rail, slope, the building's size and its permits on file, trees and the local weather records. Each line has its status, the record, its source and the date it was read.

Your file number heads the page, and it prints or saves as a PDF. Public records only, never a quote, an underwriting decision or advice.

Ordering opens soon. Write to [email protected] and we'll tell you when it does. Where a town doesn't publish a record, its line says so and names the office to ask (coverage by town).

How brokerages use it

  1. The quote: a buyer who found you through the insurance guide arrives with the report in hand, or runs the free check for the address first.
  2. Fire: the full report reads the distance to the nearest hydrant and fire station, and the mapped forest fire record.
  3. Water and ground: the flood plain overlay, past floods seen by satellite, sewer type and basement flooding study areas, nearby creeks and lakes, well records, who supplies electricity and gas, the mapped soil and the earthquake design value.
  4. Renewals: the same report ordered for a home the client already owns, as the owner's report, dated. A watermark carries the order number and part of the ordering email.

Packs

With a pack, send up to three addresses with the order and the rest by reply to your report email, any time within twelve months, naming the file each report is for. Reports go to the email on the order; you forward them. Prices in CAD and include HST; the receipt is in the report email.

Firm packs (25 and 50 reports) are priced on request until their links are live: email with the firm's name and the number of people who will order.

A listing for your brokerage

Buyers reading the insurance guide need home insurance before closing. A brokerage listed there is found by them, by city, and the application's questions arrive answered from the record.

A listing is free and checked against RIBO's register first. OfferDue takes no referral fee and pays none: a listing is information, not a referral, and nothing passes between us when a client places a policy with you.

The line we keep

  • No advice on coverage, on a product or on whether a home can be insured: that is your licensed work.
  • No rating and no score: the report says what each record shows and where it comes from, nothing more.
  • No "approved by" or "verified by" claims: a report describes the public record on the day it was checked, not the home.
  • No fee tied to a policy, in either direction.

Who does what in an Ontario offer, and the register for each licence: the roles page. The records behind an application, stage by stage: the insurance guide.
