The plain-language terms for ordering and using an OfferDue report. By ordering a report or a free quick check, you agree to them.

Who we are

OfferDue is a product of NRMR Inc., an Ontario corporation. You can reach us at . We're not affiliated with any municipality, conservation authority, the Government of Ontario, the Government of Canada, CREA or any brokerage.

What you're buying

One report covers one residential home in Ontario. It lists 55 items about the home and its surroundings. For most items it says what public records show, with the source and the date; for the rest it says exactly where you can look the record up yourself, because it isn't published in a form we may copy.

  • 1 report: $19.99. 3 reports: $39.99. 10 reports: $99.99. Prices are in CAD and include 13% Ontario HST.
  • Your receipt, with the HST shown on its own line and our GST/HST number, comes with your report email.
  • A person checks every line before the report goes out. We email it from [email protected] within 24 hours of your payment.
  • The report is for reading on screen. It carries your email address as a watermark.

The free quick check covers one home and up to 3 dealbreakers. It's limited to what can be looked up quickly and isn't a full report.

What a report is not

A report shows what public records say on the day we checked them. It isn't legal, financial, insurance, appraisal, survey or home inspection advice, and it doesn't tell you whether to buy a home.

Records can be out of date, incomplete or wrong, and some changes (such as work done without a permit) never appear in them. A report doesn't cover the building's condition, condo documents or the sale prices of individual homes. Confirm anything that matters to your decision with the municipality, your lawyer, your home inspector or your agent.

3- and 10-report packs

Send up to 3 addresses with your order. Send the rest by replying to your report email, from the email address that paid, any time within 12 months of your payment. Reports in a pack are for your own home search; they aren't a store of credit and can't be exchanged for cash.

Acceptable use

Use OfferDue to research a home you're thinking of buying, renting, building on or already own. You agree not to:

  • use a report to find, follow, watch or intimidate a person;
  • resell or republish reports, or copy them into another product or database;
  • order with someone else's payment card or email address;
  • use bots, scripts or bulk requests on the site, the free quick check or the order form.

We may refuse or cancel any order we believe breaks these terms; if you've paid, we refund you. If you live at an address and have a safety concern, write to . We'll look into it privately and, where the concern holds up, stop reports on that address.

How to tell it's really us

Our emails come only from [email protected]. We never ask for payment by email, text or phone: you pay only through the pay button on offerdue.com, which opens Stripe's checkout. If something claiming to be OfferDue asks you to pay another way, it isn't us; please forward it to .

Sharing your report

Your report is for you and the people helping you with this home: your partner or family, your agent, lawyer, lender, insurer or inspector. The facts in it come from public sources under their own licences, and each line names its source.

Refunds and corrections

Refunds follow our refund policy.

We send reports only to the email address on the order. To have one sent somewhere else, write from that address, or from the email you paid with.

If you think a line in your report is wrong, tell us which one. We'll check the source again and either send you a corrected report or explain what the record shows.

Our responsibility

We take care to copy each record accurately and to name its source and date, but we don't control the records themselves. As far as the law allows, our total responsibility for a report is limited to what you paid for it.

Nothing in these terms takes away any right you have under Ontario's consumer protection law or other laws that can't be changed by agreement.

These terms are governed by the laws of Ontario and the federal laws of Canada that apply there.
