For mortgage brokers and lenders: the property facts a file asks about

A file asks about the property as much as the borrower. One OfferDue report reads the public records for the address, names the source and date on every line, and arrives within 24 hours, ready to go on the file.

Last updated October 20, 2026. Mortgage brokering is licensed by FSRA; OfferDue sells public-record information and is not a broker or a lender.

Lender records sweep: one page for the file

One page for one address, within 24 hours: the flood plain and conservation authority area, floods seen by satellite, pipelines and rail, applications nearby and for the address, zoning and extra units, permits, wells and rural drains, past industrial use, heritage and airport noise. Each line has its status, the record, its source and the date it was read.

Your file or loan number heads the page. It prints or saves as a PDF for the file.

Public records, never an appraisal, a survey, a title search or advice. The price is the same for every lender and brokerage, and OfferDue pays no referral fee to anyone (FSRA's disclosure rules). Prices in CAD and include HST; the receipt is in the email. Where a town doesn't publish a record, its line says so and names the office to ask (coverage by town).

The client handout: the home's records, from you to your client

One page for one home, to hand a buyer once they have an address: the property tax and water rates, the electricity and gas distributors, the flood plain and the conservation authority, basement flooding, zoning and extra units, the rental by-laws, permits, heritage, wells and the area's values. Each line has its status, its source and its date.

Your brokerage's name and FSRA licence number head the page: Ontario's rules for mortgage brokerages (O. Reg. 187/08, section 8) ask that a broker's or agent's materials show the brokerage's authorized name and licence number. A bank's mortgage specialist gets the bank's name alone. Ordering opens soon: write to [email protected] to be told when it does.

Public records, never a mortgage approval, an appraisal, a rate or financial advice: the lender decides. OfferDue pays no referral fee to anyone and takes none, and the handout names no lender but yours.

How brokerages use it

  1. Pre-approval and the shortlist: the free check answers nine picks on screen for one address, including whether extra units are allowed and the short-term rental rules.
  2. The file: the full report reads the registered second units, the zoning, heritage, the flood plain overlay and the conservation authority's regulated area, the well records and municipal drains, who supplies the services, and the applications and planned works around the property.
  3. For the lender: the report is one file; every line names its source and the date it was read, so nothing in it rests on anyone's word. A watermark carries the order number and part of the ordering email.
  4. Renewals and refinancing: the same report ordered for a home the client already owns, as the owner's report, dated.

Packs

With a pack, send up to three addresses with the order and the rest by reply to your report email, any time within twelve months, naming the file each report is for. Reports go to the email on the order; you forward them. Prices in CAD and include HST; the receipt is in the report email.

Firm packs (25 and 50 reports) are priced on request until their links are live: email with the firm's name and the number of people who will order.

A listing for your brokerage

Buyers reading the lenders' guide are arranging financing. A brokerage or branch listed there is found by them, by city, and their files arrive with the property facts already in hand.

A listing is free and checked against FSRA's public register first. OfferDue takes no fee from anyone listed and none for a client who finds them; nothing changes in how you are paid.

The line we keep

  • No advice on borrowing, on a product or on whether to lend: that is your licensed work.
  • No opinion on value and no sold prices of individual homes: that is the appraiser's work.
  • No score and no decision: the report says what each record shows and where it comes from, nothing more.
  • No "approved by" or "verified by" claims: a report describes the public record on the day it was checked, not the home.
  • No fee tied to a mortgage, in either direction.

Who does what in an Ontario offer, and the register for each licence: the roles page. The records a file turns on, stage by stage: the lenders' guide.
