The usual first steps of renting a home or a unit in it in Ontario, each with its official page and the date we read it, beside what public records show for the address. It is not legal, tax or insurance advice: the Landlord and Tenant Board, the Canada Revenue Agency and an insurer or broker answer those.

Before renting

The lease

  • Ontario's standard lease

“The standard lease is required for most residential tenancy agreements signed on or after April 30, 2018”, with exceptions such as care homes and most social housing (the Province's guide, updated 27 October 2025). A tenant who asks for it gets it within 21 calendar days (the Province's page, updated 18 September 2026).

  • Rent increases

In most cases at least 12 months after the last increase or the start of the tenancy, with written notice on the proper form at least 90 days before. The guideline is 2.1% for 2026 and 1.9% for 2027; new buildings, additions and most new basement apartments first occupied after 15 November 2018 are not subject to it (the Province's page, updated 23 June 2026).

    Ontario: residential rent increases

  • The Landlord and Tenant Board

It resolves disputes between landlords and tenants and ends tenancies; its forms, filing steps and fees are on its own pages.
