What the record shows
Schedule 2 of By-law 2026-54 builds the 2026 residential rate from a municipal rate of 1.230802%, a fire rate that differs by area (0.205606% Central, 0.133428% West, 0.091450% East), a garbage rate of 0.016027% and the education rate of 0.153000%. The totals are 1.605435% in the Central area, 1.533257% in the West and 1.491279% in the East. The by-law levies the garbage rate on residential assessment except condominium properties, and makes residential taxes due on 30 June 2026.
The bill multiplies the home's assessed value from MPAC by the rate for its area. An asking price is not an assessed value, and a rate for the wrong fire area is the wrong rate, so the area on the City's schedule matters as much as the headline number.
