Every client's home, checked against the public record inside the offer window.

One report per home, with every line's source and date.

The listing
For a seller, the same report ordered as the owner's report, stamped "Ordered by the owner" and dated, to hand to buyers before they ask.

Dates and numbers behind the next listings
Each comes from an official page, quoted and dated on our free pages.

Heritage listings end
Listed properties without a notice of intention to designate come off municipal heritage registers on 1 January 2027, the Province's notice says; Toronto's review page counts about 4,000 listed properties. What changes, and where to check a home's status.
Environmental Registry of Ontario, notice 019-8738; City of Toronto, Heritage Register Review. Checked 22 Oct 2026.

The Board's new forms
For a tenanted listing: the Landlord and Tenant Board stops accepting the previous versions of ten forms, including the N12 given when a buyer will move in. Selling a rented home.
Tribunals Ontario, Landlord and Tenant Board operational update of 21 September 2026. Checked 22 Oct 2026.
- 60 sources
One report instead of a stack of websites
The sample report cites 60 separate sources: City maps and by-laws, conservation authority data, and Ontario and federal records.
Client codes
A client code
Ask for a code for your brokerage. A client who orders their own report quotes it in the "client code" box on the order form, or opens offerdue.com/?src=agent-yourcode, and their report is counted to you.
The code counts reports; it pays no one. OfferDue neither pays nor takes a fee tied to a sale, and the client's order, report and price are the same with or without a code.
What about sold prices on the street?
That stays with you: MLS rules and the land registry's terms don't allow us to republish sale prices, and we give no opinion on price. The report shows Statistics Canada's price index for the area.
RECO's rules
The line we keep
- No opinion on price and no sold prices of individual homes: that is your work and the appraiser's.
- No comment on a home's condition: that is the inspector's.
- No advice on an offer, a mortgage, insurance or the law: the report says what each record shows and where it comes from.
- No "verified by" claims in a listing: a report describes the public record on the day it was checked, not the home.
- No fee tied to a trade, in either direction.

The fine print
Public records, not advice
OfferDue reports what public records show and where they come from. It gives no opinion on price, says nothing of a home's condition, and gives no advice on an offer, a mortgage, insurance or the law.
Records can be out of date or incomplete. Your client confirms anything that affects their decision with the municipality, their lawyer or their inspector.

Questions
Can I forward the report to my client?
Yes. Reports go to the email on the order, and you forward them. Every line names its source and date, so the report reads the same in your client's hands.
Does the client code pay me anything?
No. The code counts reports; it pays no one. OfferDue neither pays nor takes a fee tied to a sale, and the client's order, report and price are the same with or without a code.
How does a pack work?
Send up to three addresses with the order and the rest by reply to your report email, any time within twelve months, naming the client each report is for. The receipt is in the report email.
Can I mention the report in a listing?
Yes, as what it is: the public record on the day it was checked. No "verified by" or "approved by" claims: a report describes the records, not the home.
Does it replace an inspection or a lawyer's searches?
No. It reads records, not the building's condition, and it is not a title search. Who does what in an Ontario offer names each role and its public register.
Where does the data come from?
Municipal open data, conservation authority maps, the Government of Ontario and the Government of Canada. Each line names its publisher and the date we checked it.
Does it work in my market?
Every Ontario address gets the provincial and federal checks. Permits, applications, zoning and heritage depend on what each municipality publishes: what we cover, town by town.
What does my client's report show about them?
Only a masked email (for example j•••@gmail.com) and the order number, in the watermark. The full email is never printed on a report.
Public-record information, not legal, financial, insurance or inspection advice. OfferDue reports what each record and official page shows, with its source and date. Page reviewed 28 Oct 2026.
