What the record shows
For 2026 the Municipality's table lists a residential rate of 0.71238% for the Municipality, 0.5719064% for the County of Essex and 0.153% for education, a total of 1.4372864% (published as 0.014372864). The page says the municipal rate is approved by Council, the County rate by Essex County and the education rate is set by the Province. The bill multiplies the home's assessed value from MPAC by that rate.
An asking price is not an assessed value, and a rate is not a bill. The actual bill for a home, and any amount owing on it, sit with its current owner and the Municipality; the same page lists the fee for a tax and water certificate.
