About the records what each column reads, and the guide entry on it
Rental and home business rules
Four records are read: the city's short-term rental by-law, its rental licensing by-law (where it has one), its zoning rules for a home-based business, and Ontario's Residential Tenancies Act, whose rent-increase guideline doesn't apply to units first occupied after 15 November 2018.
What are the city's rules for renting the home out or running a business from it?Extra units allowed
Since 2022 Ontario's Planning Act requires municipalities to permit up to three units on a serviced residential lot (two in the house and one in a garden or laneway suite, or similar), and many cities permit more.
How many homes does the zoning allow on the lot?Permits and renovations
A building permit is the City's record of work it approved for an address: additions, basements, decks, pools, plumbing, demolitions.
What building permits are on record for the home?Basement flooding and sewers
Toronto publishes the boundaries of its basement flooding study areas, the neighbourhoods where the City is studying or building relief sewers after past flooding.
Is the home in a basement flooding study area, and what kind of sewer serves the street?Flood plain overlay
Flood plain lines are drawn by Ontario's conservation authorities. Where a municipality carries those lines into its zoning by-law, they become an overlay that limits what can be built on the lots inside it.
What is a flood plain overlay?Fire hydrant and fire station
Toronto, Ottawa, Hamilton and Guelph publish the locations of their fire stations, and three of them their hydrants. The check measures the distance from the address to the nearest of each.
How far are the nearest hydrant and fire station?Airport noise zone
Municipalities near an airport draw the noise contours into their planning documents. Ottawa's Zoning By-law 2026-50 carries an Airport Influence Area overlay, which the check reads; in other cities the zone is on the Official Plan maps.
Is the home inside an airport noise zone?Traffic counted nearby
Toronto and Ottawa publish their traffic counts: vehicles, pedestrians and cyclists counted at intersections and mid-block points on set days. The check finds the nearest counts to the address.
How much traffic has the City counted near the home?Transit stops
Each transit agency publishes its stops and routes (Toronto's TTC, Ottawa's OC Transpo, Hamilton's HSR, Guelph Transit). The check finds the nearest stop and counts the stops within 400 m of the address.
Which transit stops are within walking distance?Internet speed
The federal government's National Broadband Data records, for each road segment in Canada, the fastest advertised download and upload speeds and the technologies offered there, as reported by the providers.
What internet speeds are available at the address?Groceries and EV charging
OpenStreetMap, the open map maintained by volunteers, records shops and charging points with their type. The check finds the nearest supermarket or grocer and the nearest public EV charger within 5 km of the address.
How far are the nearest supermarket and public EV charger?Parks, schools and child care
Toronto, Ottawa, Hamilton and Guelph publish their parks; the Ontario Ministry of Education publishes every publicly funded school with its board and grades.
Which parks and schools are closest?
