Home records, explained › The home and the lot

How many homes does the zoning allow on the lot?

Since 2022 Ontario's Planning Act requires municipalities to permit up to three units on a serviced residential lot (two in the house and one in a garden or laneway suite, or similar), and many cities permit more. The check reads the Act, the city's by-law summary from our hand-kept table, Toronto's multiplex rules by ward, Kingston's additional-unit schedules, and the registers of second units in Brampton, Newmarket and Oshawa.

Report check: Extra units allowed. Entry reviewed 20 Oct 2026; each source below shows its own data date.

Homes a lot may hold, town by town

The most homes on one lot (the main home and its extra units), as each town's extra-units line puts it. Zones, services and lot size can narrow it; each town's page has the full line, its by-law and the date we checked it. Towns whose line sets no single number are on their own pages.

What the record is

The Planning Act sets the floor; each city's zoning by-law sets what applies on a given lot, with limits on size, parking, lot width and where a detached unit can sit. Toronto permits up to four homes in a house citywide and six in some wards; Hamilton and Guelph permit four; several cities require additional units to be registered.

The report line summarises the city's rule from our table (with the by-law number and the date we read it), adds the provincial minimum, and in Brampton, Newmarket and Oshawa says whether the City's register lists a second unit at the address. A unit that was never registered doesn't appear in a register.
