What the record shows
Two conservation authorities share Brampton. The Toronto and Region Conservation Authority's jurisdiction covers the Etobicoke Creek, Humber River and Mimico Creek watersheds, and its own table puts 63% of Brampton's population inside it; its Regulated Area Search takes an address or postal code. Credit Valley Conservation covers the Credit River watershed and publishes a regulation map viewer, updated by its board on 20 February 2026, and a floodplain map viewer. Both authorities say their maps don't show every regulated area, and the City's page says a new unit on regulated land needs the authority's approval before the building permit proceeds.
A regulated-area result governs permits for work near water, such as additions, decks and grading; it is not a forecast that a home will flood, and a home outside the mapped area can still take water through a basement. Each authority answers written property inquiries for a single lot. Under the Conservation Authorities Act as amended in 2026, the Toronto and Region authority is to join the Central Lake Ontario Regional Conservation Authority, and Credit Valley Conservation the Western Lake Ontario Regional Conservation Authority, on 1 February 2027 or a later date set by regulation.
