What the record shows

The Town's page defines a short-term rental as all or part of a dwelling unit rented for sleeping accommodation for 30 calendar days or less at a time, and says every operator needs a Town licence, which can't be transferred. A dedicated short-term rental, where the owner doesn't live on the property, is permitted only in the commercial and core mixed-use zones the page lists, the Residential 2B zone and waterfront lots west of Kraft Road to Mathews Road. An owner-occupied rental, at most one on a property with the owner living in a separate unit there and present during the stay, is permitted in the agricultural, rural and listed residential zones; the Town's planners verify the zoning.

The application fee is $750 for one or two bedrooms and $1,250 for three; a rental has at most three bedrooms and eight guests, annual fire and building inspections, and its licence number in every listing. The Town's business directory lists licensed short-term rentals. The by-laws are the public rule. Whether a particular home holds a licence is a separate question.
