What the record shows
Greater Sudbury's residential rate has a general municipal part of 1.397548% and the education rate of 0.153000%, then a fire rate and a transportation rate set by area. The former City of Sudbury pays the career fire and urban transit rates, for a 2026 total of 1.907170%; the former City of Valley East pays the composite fire and commuter rates, for 1.790761%; Nickel Centre, Walden, Onaping Falls, Rayside Balfour and Capreol pay the volunteer fire and commuter rates, for 1.705568%; and the formerly unorganized areas, with no transportation rate, pay 1.652143%.
The bill multiplies the home's assessed value from MPAC by the rate for its area. An asking price is not an assessed value, and a rate for the wrong area is the wrong rate, so the community lines on the City's table matter as much as the headline number.
