What the record shows

Hamilton's rate has a city-wide part and an area-rated part. For 2026 the city-wide rates are 0.612% municipal, 0.201% provincially shared services, 0.244% police and 0.153% education; transit, fire and area levies are then added by community and service. The totals run from 1.247% in rural Flamborough and Glanbrook with volunteer fire service to 1.557% in urban Hamilton with full-time fire service, which the City's example puts at $6,028 on a $387,100 assessment.

The bill multiplies the home's assessed value from MPAC by the rate for its area. An asking price is not an assessed value, and a rate for the wrong community is the wrong rate, so the community and service lines on the City's table matter as much as the headline number.
