What the record shows

Section 6.33.3 of the Zoning By-law permits, with a single unit dwelling, a semi-detached dwelling or a street townhouse dwelling, either two additional residential units inside the house or one inside and one in a residential accessory building. Each unit has at most two bedrooms and less floor area than the main home, must be served by public water and sewers unless the main home is allowed private services, and is not permitted in a floodway; the City's page sends owners to the Otonabee Region Conservation Authority's inquiry page to check a property against the floodway. The section also sets a firefighting access route and a walkway of at least 0.9 metres to the unit, and parking for the main home and the units is counted together under the by-law's parking table.

The City's page on existing units says a unit built after 16 November 1995 is recognised through a building permit and its inspections, and that one in place on that date may be exempt from the zoning rules under Ontario Regulation 384/94 if the owner documents it. The City's dashboard maps the units recognised in 2025 and the rental premises licensed under By-law 17-067. A permission in the zone does not make an existing basement apartment lawful; the permit and inspection records are where that is answered.

What OfferDue covers in Peterborough

Extra units allowed is in the free check as a summary of the City's rule, from our hand-kept table of city rules, and the full report reads the lot's zone where the City's zoning map is open data we can use; where it isn't, the report's line says where the City publishes it. Neither is confirmation that a particular unit holds a permit or may be occupied.
