What the record shows

The City's page says By-law 143-24, passed on 11 December 2024, permits additional residential units in any zone that permits single detached, semi-detached and certain townhouse dwellings: up to three additional units on a lot beside the primary dwelling, no more than four units in all, and no more than two of them in an accessory building such as a garage suite. The lot must be served by municipal sewage and drinking water systems.

Every unit still needs a building permit, inspections and an occupancy permit, and a property inside the conservation authority's regulated area needs the Toronto and Region Conservation Authority's approval with the application. A general permission does not make an existing basement apartment lawful.

Extra units allowed is in the free check as a summary of the City's rule, from our hand-kept table of city rules, and the full report reads the lot's zone where the City's zoning map is open data we can use; where it isn't, the report's line says where the City publishes it. Neither is confirmation that a particular unit holds a permit or may be occupied.
