What the record shows
None of the Province's Protected Countryside or Urban River Valley sheets names Aurora. The Oak Ridges Moraine maps do: the moraine plan's sectional Map 3 covers Aurora, Newmarket, Richmond Hill and Vaughan, and boundary sheets 5 and 6 list Aurora among their municipalities. Sections 14 to 19 of the Town's Zoning By-law 6000-17 set the provisions for lands within the Oak Ridges Moraine Conservation Plan Area as shown on the by-law's Schedule "A", where a zone symbol followed by the letters "ORM" marks the moraine's Settlement Area.
A result from the provincial layers says whether an address falls inside a mapped area and which designation; it is a planning boundary, not a statement about what a particular lot may be used for. The Town's zoning schedules are the place to read the local zone.

What OfferDue covers in Aurora
The Greenbelt, Moraine and Escarpment check runs for any Ontario address, in the free check and in the full report, from the Province's layers, and names the designation where one applies. It reads the mapped boundaries; it is not a reading of the Town's Official Plan or zoning for a lot.
