What the record shows

The overlay carries the Official Plan's policy for the 1-in-100-year flood plain into the zoning: development inside it is prohibited, with narrow exceptions such as small additions, and the by-law notes that development in a flood plain is also regulated under the Conservation Authorities Act. The overlay is a line on a planning map, not a forecast that a home will flood, and being outside it is not proof that a home can't.

The City's geoOttawa map shows the overlay layer, and the zoning text sets out its provisions. It is not the same record as a conservation authority's regulated-area map, a basement-flooding history or an insurer's view.

What OfferDue covers in Ottawa

The flood plain overlay is read for Ottawa homes in the full report, with the layer's date on the line. Conservation-authority regulated-area checks are not currently included in our reports. The free check doesn't cover flood plain, so this one needs the full report.
