Coverage varies by town. Ontario homes today, more provinces soon. About half the checks work at any Ontario address; the rest depend on what the town publishes, and your report says which ran.
Why check first
The records listings don't show you
A listing is written to sell the home. Flood maps, open permits and what's planned next door are on the public record instead, spread across the municipality, the conservation authority, the Province and the federal government.
- 26%
A 1-in-100-year flood isn't once in a lifetime
Flood lines drawn for the 1-in-100-year flood mark a 1% chance of flooding in any year. Over 30 years, that adds up to about a 26% chance of at least one.
The arithmetic: 1 − 0.9930 ≈ 0.26.
- 60 sources
One report instead of a stack of websites
The sample report cites 60 separate sources: City maps and by-laws, conservation authority data, and Ontario and federal records, spread over many separate sites and maps.
- 24 hours
Back before you sign
Your report arrives within 24 hours, with a source and date on every line, and a person checks every line before it goes out.
What about sold prices on the street?
MLS rules and the land registry's terms don't allow us to republish individual sale prices. Your report includes a price index for the area from Statistics Canada, and shows you how to get recent sales from your agent or the land registry yourself.

The fine print
Public records, not advice
OfferDue reports what public records show and where they come from. We don't tell you whether to buy, and we aren't lawyers, home inspectors, insurers or real estate agents.
Records can be out of date or incomplete. Confirm anything that affects your decision with your municipality, your lawyer or your inspector.
Questions
Why isn't this free?
The records are public, and you can look each one up yourself. What the price pays for is the work: knowing where each record lives (the sample report cites 60 sources, including the municipality, the conservation authority, the Province and the federal government), running them for your address, and a person checking every line before it goes out. The quick check on one home, with up to 3 dealbreakers, is free.
Where does the data come from?
Municipal open data, conservation authority maps, the provincial government (for Ontario homes, the Government of Ontario) and the Government of Canada. Each line in your report names its source and the date we checked it.
What doesn't the report cover?
The building's condition, wiring, roof, radon and lead at the tap: those need a home inspector or a test. Condo documents: your lawyer reviews the status certificate. Sold prices of individual homes: ask your agent for a market analysis.
Can you show sold prices on the street?
No. MLS rules and the land registry's terms don't allow us to republish them. Your report shows a government price index for the area and explains how to get recent sales from your agent or the land registry yourself.
What if you can't find records for my address?
The report says which checks came back empty, and the order form tells you before you send if any of your picks aren't in our reports for your town yet. If we can't run a check you picked, or one comes back Not published without that warning, we refund the full report.
Do you store the listing?
No. We only use the address to look up public records.
Do you check commercial buildings or land?
Not yet. Reports cover residential homes today: houses, townhouses and condo units. Commercial, industrial, vacant land, farm and apartment-building reports are available soon.
Do you cover other provinces?
Not yet. OfferDue checks Ontario homes today. British Columbia, Alberta, Saskatchewan, Manitoba, New Brunswick, Nova Scotia, Prince Edward Island and Newfoundland and Labrador are available soon.
Does it work in my town?
Every Ontario address gets the provincial and federal checks: water, soil, land use, pipelines, rail, internet, weather, services and more. Permits, applications, zoning and street details depend on what your municipality publishes. Toronto and Ottawa publish the most.
