What the record shows
The City's page says its zoning allows up to four residential units per lot in residential zones, that is, up to three additional residential units added to a single detached, semi-detached or townhouse dwelling or placed in an accessory building. The standards for detached units sit in section 5.2.9 of Zoning By-law 2009-141 for the R1 to R4, RM1 and RM2 zones, and in section 14.5.2 for the R5 and NMU zones; By-law 2024-043 reduced the parking rate for these units to one space per dwelling unit.
The page also says the property must not be in a hazard zone, that a property in a conservation authority's regulated area needs that authority's permit before a building permit, and that the City's Additional Residential Units Registration By-law requires every additional unit to be registered; the City keeps a map of registered units. A permission in the zone does not make an existing basement apartment lawful; the City's permit and registration records are where that is answered.

What OfferDue covers in Barrie
Extra units allowed is in the free check as a summary of the City's rule, from our hand-kept table of city rules, and the full report reads the lot's zone where the City's zoning map is open data we can use; where it isn't, the report's line says where the City publishes it. Neither is confirmation that a particular unit holds a permit or may be occupied.
