What the record shows
Appendix A of By-law 2026-044 sets the 2026 residential rate at 1.314503% municipal and 0.153000% education, a total of 1.467503% of assessed value. The by-law accepts payment in two equal instalments, on or before 30 June and 29 September 2026, or in monthly instalments from June to October.
The bill multiplies the home's assessed value from MPAC by the rate. An asking price is not an assessed value, and a rate is not a bill: the same by-law adds local improvement and special charges, already authorised by Council, to the bills of the properties on those rolls.
