What the record shows

The Town's Official Plan names two conservation authorities, Lake Simcoe Region and Nottawasaga Valley, and applies the Lake Simcoe Protection Plan to the land within Lake Simcoe Region's jurisdiction. Lake Simcoe Region's planning page lists the Town of Bradford West Gwillimbury within its jurisdiction, and Nottawasaga Valley lists it among the municipalities in the Nottawasaga watershed. Each publishes a map for looking up a property: Lake Simcoe Region its interactive regulation map viewer, which it reviews every year (it says the 2026 updates are expected to be final by the end of November), and Nottawasaga Valley its interactive map, with staff to review a property and the plans for it through its online inquiry.

Both authorities issue their permits under Ontario Regulation 41/24, and Lake Simcoe Region says the municipality may require its own permit as well, so an authority's permit is not the Town's building permit. The Town's Zoning By-law keeps accessory dwellings off hazardous lands set by the conservation authority, such as regulatory flood and erosion limits. A regulated-area result governs permits for building, grading and filling; it is not a forecast that a home will flood, and a home outside the mapped area can still take water through a basement. Under the Conservation Authorities Act as amended in 2026, the Lake Simcoe Region authority and the Nottawasaga Valley authority are to join the Lake Huron Regional Conservation Authority on 1 February 2027 or a later date set by regulation.
