What the record shows

The Province's Greenbelt map series names the Town of Caledon on eight Protected Countryside sheets (23, 24, 25, 28, 29, 30, 33 and 35), shared with neighbours from Brampton, King and Vaughan to Mono, Erin and Orangeville, and on two Urban River Valley sheets: the Humber River in Caledon, and Etobicoke Creek in Caledon and Brampton. The Province notes that in Urban River Valley areas the Greenbelt Plan's policies apply only to publicly owned land. The Oak Ridges Moraine Conservation Plan's sectional Map 1 covers Caledon with Adjala-Tosorontio, Mono and New Tecumseth, and the moraine's boundary sheets 2 and 3 list Caledon.

The Niagara Escarpment Plan's Map 4 covers the Region of Peel, and the plan lists Terra Cotta (Caledon) among its Minor Urban Centres. Land inside the Escarpment's Area of Development Control can need a development permit from the Niagara Escarpment Commission, whose interactive map shows the area, and the Town's tree page says tree removal in the plan area may carry additional requirements. The Town's zoning by-law says that where it conflicts with the Oak Ridges Moraine, Greenbelt or Niagara Escarpment plans on additional residential units, the provincial plan applies. A result from the provincial layers says whether an address falls inside a mapped area and which designation; it is a planning boundary, not a statement about what a particular lot may be used for.

What OfferDue covers in Caledon

The Greenbelt, Moraine and Escarpment check runs for any Ontario address, in the free check and in the full report, from the Province's layers, and names the designation where one applies. It reads the mapped boundaries; it is not a reading of the Town's Official Plan or zoning for a lot.
