What the record shows

Section 2.1.1 of the Town's Zoning By-law 2021-128 permits additional residential units with a single detached, semi-detached or street townhouse dwelling in four configurations beside the primary dwelling: one attached unit, one detached unit, one attached and one detached, or two attached units. Where the main home is on full municipal water and sewer, the units must be connected too, and only one entrance to the main building may face each public street.

A detached unit may not be severed from the lot, may have at most half the main building's floor area, to 80 square metres, sits on a permanent foundation and may be at most 6.5 metres high, never taller than the house; it stays out of the required front yard and exterior side yard setback and at least 1.2 metres from the rear and interior side lot lines. The Town's page says a property in a conservation authority's regulated area may need that authority's permit before a building permit, and the unit may face further setbacks. A general permission does not make an existing basement apartment lawful; the building permit and its inspections are the records that do.

What OfferDue covers in New Tecumseth

Extra units allowed is in the free check as a summary of the Town's rule, from our hand-kept table of city rules, and the full report reads the lot's zone where the Town's zoning map is open data we can use; where it isn't, the report's line says where the Town publishes it. Neither is confirmation that a particular unit holds a permit or may be occupied.
