What the record shows

By-law 043-21, passed on 2 June 2021, amends the Town's Zoning By-law 080-13: an accessory dwelling unit, detached, attached or inside the house, may go with a single-detached, semi-detached or street townhouse dwelling in the permitted residential and agricultural zones, at most two per lot. Each may have up to three bedrooms and no more than half the main home's floor area, to 100 square metres; a lot with one unit needs at least two off-street parking spaces and a lot with two at least four, and a detached unit may not be taller than the house or 6 metres.

The by-law rules out accessory units on a lot with a private septic system within 100 metres of the Lake Simcoe shoreline, in the Cookstown settlement area until there is servicing capacity, and on land with flooding or erosion hazards. The Town's page points shoreline properties to the Community Planning Permit System, which applies to residential properties fronting Lake Simcoe or in Alcona. It says a unit is registered automatically once its building permit passes the completion inspection, and the Town publishes a list of registered units. A general permission does not make an existing basement apartment lawful; the building permit, its inspections and the registration are the records that do.

What OfferDue covers in Innisfil

Extra units allowed is in the free check as a summary of the Town's rule, from our hand-kept table of city rules, and the full report reads the lot's zone where the Town's zoning map is open data we can use; where it isn't, the report's line says where the Town publishes it. Neither is confirmation that a particular unit holds a permit or may be occupied.
