What the record shows

The Town's page says a short-term rental counts as a bed and breakfast in Innisfil when it is rented for less than 28 consecutive days, is advertised on a short-term rental website or app, and meets the bed and breakfast rules in the Town's by-laws; hotels and motels are not bed and breakfasts. Bed and breakfasts are permitted only in certain areas identified in the Zoning By-law and the Community Planning Permit By-law, so not every residential property is eligible.

Section 3.9 of the Zoning By-law sets the rules where the use is permitted: the bed and breakfast is accessory to the home and keeps its residential character, it is owned and operated by a person living there, it has no more than three guest rooms and none with a kitchen, and no one is employed except for housekeeping and food preparation. The Town says owners and guests who break the rules may be ticketed or taken to court. The by-laws are the public rule; whether a particular home is permitted to host guests is a separate question.
